Our property sales service is designed to make buying a house in Northern Spain an easy and pleasant process for you. To this end, we constantly monitor the real estate market in Asturias, Cantabria & Galicia, through our network of trusted agents and contacts, looking out for properties with appeal to the overseas buyer. From your initial contact with us, we help you to refine your idea of what it is you're looking for and advise you on the idiosyncrasies of this very particular market. Getting you the keys to your perfect property in Spain We will assist you in organizing a viewing trip, from advice on how to get here, accomodation options in the area and booking appointments to see specific properties. Accompanied viewings: We personally view the houses with you, so we can answer any questions you have immediately, and, crucially!, in English. Once you find the property you've been looking for, we'll make the offer for you. On acceptance of the offer you must pay a deposit, so that the property is taken off the market. This is usually about 10% of the purchase price and is held by the agent. After this, if you pull out (unless due to undisclosed material issues affecting the property) you will lose your deposit & if the vendor pulls out they will have to pay you twice the amount of the deposit. A date for completion (within a 3 month period) is set at this stage. We will assist you in obtaining your NIE (Spanish fiscal number), Spanish bank account and other necessary paperwork for completion. We will attend the signing of the Escritura at the Notario's office with you to ensure you fully understand the proceedings. You will need to be present at completion or to appoint a power of attorney. |
